In fiction, common sense sometimes doesn't apply. The world sometimes follows its own sort of logic, while ignoring this world's. This is one of those. I'm not expecting realism all that much, but this definitely made me feel like a burger being flipped without any due preparation.
For one, even if you want a tenant to pay, I don't think you'd just let him go with his plan. His plan isn't exactly secure, either. What if he still can't pay? What if it doesn't sell? Then all those things you did would be worth nothing, unless it leads to you dating or harboring affections for him (which is also a little weird put that way, I love you so you don't have to pay rent, so it's like culminating a relationship with the landlord for the sake of rent. It sounds wrong, but it somewhat seems like that.) If it does sell, then good for you, and maybe you two can end up together, but with such a poor sales history, it all still seems wobbly.
Another thing, does the help have to be specifically going into pretend dating territory? I get it, and I get why he thinks that, but isn't there another way to help him get around his writer's block, or do you really have to have hands on experience? And if it's plausible, is it ok to get to the kissing and intimate touching right off the bat for it?
And then, I can't help but notice how tolerant he is to being kissed. If someone just kissed you out of nowhere, the expected reaction would be: - punch him in the face -run - punch him in the face AND run -evict him right then and there (well, this is the most drastic, even I have to admit that, but it's not very far fetched if one thinks about it.)
I know that I should not expect realism, and I'm actually pretty ok with certain unrealistic stuff (I sometimes even just laugh at it) but like I said, I feel like a flipped burger, when I wasn't meant to be flipped yet. I don't know how else to describe it.
Finally, things seem to be progressing hurriedly and steadily, for someone who's only pretend dating for rent payment. I can't help but seriously consider that he was already unconsciously interested in the tenant from the beginning, like the handsomeness shown through his seemingly sloppy exterior. That's the only explanation I could think of.
